AgeSong Housing
Emeryville, CA

In 2005, AgeSong Senior Communities developed their first community outside of San Francisco. This 126-unit building located in Emeryville, California provides space for up to 160 residents and includes an art studio, a wellness center, a beauty salon, a library and a meditation room. One of the more unusual features is the inclusion of a leasable Café space open to both residents and the community. The owners desire to build an environmentally responsible project will possibly earn them a LEED certification for the project.

AgeSong Emeryville’s unique urban setting subjects the building to a significant variety of external noise sources, including the nearby I-80/580/880 elevated interchange, a railroad corridor, a very busy local road, and a mix of exiting light industrial and commercial uses. For the environmental noise assessment, RGD Acoustics deployed several long-term noise monitoring stations that included source identification. The elevated building and noise sources (elevated interchange) necessitated the need for RGD Acoustics to use microphones on telescoping poles to accurately measure noise levels at upper floors.

RGD Acoustics also assisted the architect with all of the other various acoustical aspects of the building design including exterior wall and window design, sound isolation between apartments and adjacent building services areas, optimization of room acoustics in the public use and family visiting areas, and noise and vibration control of the building mechanical systems.

Peninsula Station
Foster City, CA

Peninsula Station is the result of a partnership between the City of San Mateo, the County of San Mateo and MidPen Housing. Pen Station received the 2011 Green Building Award from Sustainable San Mateo County, reflecting the commitment to sustainability shared by key partners. Located a quarter mile from the Hillsdale Caltrain Station and across the street from Hillsdale Shopping Center, Pen Station provides transit-oriented housing featuring a large central courtyard featuring two play areas for children, podium landscaping and space for a community garden.

While an important amenity for the project, proximity to transit posed significant acoustical challenges. Situated between the Caltrain tracks and the heavily used El Camino Real, RGD Acoustics was tasked to conduct an environmental noise survey and analysis to help design and specify the exterior walls and windows to meet the interior acoustical requirements of both the State of California Building Code and U.S. Department of Housing and Urban Development (HUD). As required by HUD, RGD Acoustics also conducted vibration measurements to assess the impact of rail activity on the Caltrain right-of-way located within a hundred feet of the project’s east property line.

RGD Acoustics worked closely with the design team to optimize the various building systems, including floor/ceiling and wall assemblies and plumbing systems, to achieve both Building Code acoustical requirements and the acoustical goals set forth by the client.
